Offer Buildr is free and asks for no login. You can use every part of it without telling us who you are.

Money details you type

“Work on my number” can ask for the most you want to pay each month, the most you want to pay at closing, your current rent, your preapproval amount, and your income and monthly debts. Every one of those is optional, and every one of them stays in your own browser.

They are not printed on your one-pager, and neither is the affordability read that comes from them. They are not included when you email it or copy a link to your work, so they cannot reach an agent or a seller through anything this tool sends. When you send a one-pager, the anonymous record we keep notes only that you did your own affordability check, never the result of it and never the figures behind it. Clearing your browser data removes them.

Where your work is saved

The offer, the numbers, and the notes you enter are saved only in your own browser, on the device you are using. We store nothing about you on our servers unless you choose to send something; the sending section below has the detail. The “copy a link to your work” feature packs your work into the link itself; the link goes only where you share it.

When you send

Sending your one-pager, to yourself or to your broker, stores two things. First, the contact you entered (the email address and any name), which we keep separate and delete on request; reply to any email we sent and ask. Second, a de-identified record of the offer’s structure: the zip code, home facts, prices, terms, and scores, never the street address and never a name. We use those de-identified records in aggregate to improve the tool and to understand which offers win. If you tick the follow-up box, we email you once to ask how the offer turned out; otherwise the contact is used only for the send itself.

Address suggestions

When you type an address, what you type is sent to an outside mapping service (OpenStreetMap, through a service called Photon) to fetch matching suggestions. That is how the address field completes itself. We do not store your address on our servers. Address data © OpenStreetMap contributors, available under the Open Database License.

Public-record lookups

When you choose “fill from public records,” the address is sent to a US property-data service (RentCast) to fetch the home’s public-record facts, and when you open the market context section, the home’s zip code is sent to the same service for that zip’s listing statistics. Both happen only when you ask; we do not store the address on our servers.

Usage measurement

When usage measurement is turned on, we use a privacy-friendly, cookieless service (Plausible) that counts aggregate activity, such as which chapters get opened. It does not set cookies, does not identify you, and does not follow you across other sites.

What we never do

We never sell your personal information. Nothing about you moves unless you take the action that moves it. We email only what you ask us to send, plus the one follow-up if you opted in. We do not build a profile of you. No one pays us to steer your number: nothing here changes your math for a fee, and if we ever show a partner link, it is labeled, it changes nothing in your numbers, and nothing about you moves unless you click it.
