Not a lending decision
Offer Buildr does not prequalify you, preapprove you, or make any lending decision. Where the tool compares a payment against a common lending guideline, it is describing a convention, not telling you what you can borrow. Only a lender can do that, and only an appraisal can value a home. Nothing here is legal, financial, or real-estate advice.
What this tool is
Offer Buildr, operated by Momentum4 Holdings LLC (a Maine limited liability company, “we”), is a free tool for estimating what a home costs each month and thinking through the terms of an offer. It is for information and planning only.
Not professional advice
Nothing here is legal, financial, lending, tax, or appraisal advice. Every figure is an estimate that depends on the numbers you enter and on assumptions that may not fit your situation. Confirm everything with your real estate agent, your lender, and other licensed professionals before you act.
No guarantee
The tool is provided as is, without warranty of any kind. We do not guarantee that any estimate is accurate, complete, or suitable for a particular purpose.
Your decisions are your own
You are responsible for the numbers you enter and the decisions you make. Verify figures independently before relying on them.
Nothing is submitted for you
The tool does not submit, broker, or transmit an offer. Printing makes a copy for you to review with your agent, and sending emails the one-pager only to the address you enter. Neither submits an offer to anyone.
Limits
To the fullest extent the law allows, we are not liable for any loss or damage arising from your use of the tool. If any part of these terms is unenforceable, the rest still applies.
Governing law
These terms are governed by the laws of the State of Maine, without regard to its conflict-of-laws rules.
